Would it be better to rent for around 600 instead of paying 1400-1500 a month on a HELOC financed mortgage? Assuming the property needs 20k of repairs and is worth 150k after repair, with 100k owed. I could take the money from the home sale and invest it, and probably grow it faster than real estate appreciation over the next few years.
